Maitland Promenade I First Building in Orlando to Earn LEED EB Status

Jones Lang LaSalle managed five-month certification process for 228,009 square-foot building

ORLANDO, March 25, 2010 — Jones Lang LaSalle’s independent subsidiary LaSalle Investment Management (“LaSalle”) has been awarded LEED® EB Gold certification for Maitland Promenade I, a 228,009-square-foot office building located at 485 N Keller Road in Maitland, Fla. The 10-year-old building earned LEED certification from the U.S. Green Building Council under the Existing Buildings Operations and Maintenance standard.

This is Orlando’s first existing commercial building to achieve LEED certification.  Jones Lang LaSalle manages the building and served as project manager along with consultant Servidyne to gain the LEED certification.

“LaSalle recognizes that buildings can have a significant impact on the environment, and prioritizes operating sustainable facilities,” said Eric Hines, Associate, LaSalle Investment Management.  “Maitland Promenade I is a key example of this, as the improvements made to the facility over the past two years have shaped the building into a market leader in Orlando for energy and operational efficiencies.”

To gain LEED Gold certification, the LaSalle/JLL/Servidyne team developed and implemented a program that included:
  • Retro-commissioning the building systems to enhance energy performance
  • Energy efficiency improvements that raised the building’s ENERGY STAR score to 87, indicating that the building uses 36 percent less energy per square foot than an average office buildings
  • Installation of a well pump for irrigation with the cooperation of the City, eliminating the use of City potable water for irrigation
  • Installation of variable speed drives for pumps and fans to reduce motor energy use
  • Installation of  advanced ventilation system controls to enhance indoor air quality while minimizing cooling of excess outside air

This accomplishment will position Maitland Promenade I more favorably to current and future tenants who want to practice environmental sustainability,” said the building’s leasing manager, Michael Phipps, Senior Vice President, CB Richard Ellis.
