NexCore Group Partners with JLL for the Mount Carmel Fitness & Health Facilty

JLL to help identify the right practices to occupy the few remaining spaces in Delaware County’s premier health and wellness center


COLUMBUS, Ohio — Jan. 30, 2017 – Announced today, JLL has been appointed by NexCore Group to assist them with leasing the Mount Carmel Fitness & Health facility located in Lewis Center at 7100 Graphics Way. MC Fitness & Health is the premier neighborhood fitness and health center in Delaware County, and offers a complete continuum of care under one roof, including an emergency department, outpatient care, medical fitness, wellness education, and rehabilitation services.

MC Fitness & Health is strategically located near the US 23 retail corridor in Ohio's fastest-growing, most affluent county. As a result, the $32 million, 130,000-square-foot building is already 90% percent leased after officially opening to the public in January 2016. Roughly 12,000 square feet is still available for lease.

Paul Heiserman, JLL's regional healthcare lead, will collaborate with NexCore for leasing activity in conjunction with JLL's local healthcare team.

As project developer, NexCore led the site acquisition process from site identification to land closing as well as coordinating the design and construction for Mount Carmel Health System.

"In the span of a year, the fitness center already has more than 1,600 members, and it's projected to generate a total of 4,000 and 5,000 members over the next four years," said Jake Dinnen, Director Leasing at NexCore. "In addition, the facility's dermatology practice has already hired an additional provider to meet outpatient volumes that have significantly exceeded the practice's expectations."

MC Fitness & Health has a service area population of 81,000 residents who are educated, insured, and affluent with an average household income of over $95,000. The new facility provides a rare opportunity for a limited number of specialists to expand their practices in a fast growing, underserved market alongside a well-respected health system. Practices that join MC Fitness & Health will instantly become part of a virtual multi-specialty group within the building and part of the healthcare infrastructure of Lewis Center/Delaware County.
