JLL Inks 7 Transactions at 430 Mountain Avenue in Berkeley Heights, NJ

Firm completes 2 lease extensions, 5 new leases for Guggenheim Real Estate at Class A, 183,312-square-foot office building


EAST RUTHERFORD, N.J., January 10, 2017 — On behalf of a fund managed by Guggenheim Real Estate, JLL has completed seven leases, totaling 43,259 square feet, at 430 Mountain Avenue in Berkeley Heights, N.J. IPC Systems Inc. and Mitel Networks Corp. signed lease extensions and Kiswe Mobile Inc., OnTimeWorks LLC, KML Law Group PC, Treasured Works LLC and BCIP Law LLP inked new leases at the Class A, 183,312-square-foot office building.

The building owner was represented by Christopher Conklin and Dan Spero, vice presidents, along with David Stifelman, managing director, and Craig Eisenhardt, senior vice president, all with JLL. They worked closely with Avison Young, which provides property management services at 430 Mountain Avenue.

"Guggenheim Real Estate made the decision early in 2016 to launch a capital improvement program to update the common areas at 430 Mountain Avenue as well as the building's landscaping," said Conklin. "The effort included improving wayfinding at the building, renovating the lobby, and enhancing the onsite cafeteria and fitness center. Guggenheim Real Estate is constantly seeking to adapt the building to meet the needs of today's office tenants."

IPC Systems signed a long-term lease extension for 14,296 square feet of office space and will continue to occupy a portion of the first floor at 430 Mountain Avenue, which is minutes from a four-way interchange of Route 78 and within close proximity to the New Providence, Murray Hill and Summit train stations. The provider of secure, compliant communications and networking solutions was represented by Daniel Casey III, first vice president, with CBRE Inc.

Mitel Networks completed a long-term lease extension for 4,127 square feet and will continue to occupy a portion of the fourth floor at the building. The global provider of real-time business, cloud and mobile communications was represented by Dina Deutsch, director, and Trevor Patterson, associate director, with Newmark Grubb Knight Frank.

Kiswe Mobile inked a lease for 5,964 square feet and will occupy a portion of the first floor at 430 Mountain Avenue. The provider of live sports content to mobile devices is opening a new location at the building. The tenant was represented by Dan Spero of JLL.

OnTimeWorks signed a lease for 6,832 square feet and will occupy a portion of the first floor at the building. The cloud benefits management solutions firm opened a new office at 430 Mountain Avenue. The tenant was represented by Lawrence Dickstein, president and CEO of Dickstein Real Estate Services.

KML Law Group completed a long-term lease for 4,779 square feet and will occupy a portion of the second floor at 430 Mountain Avenue. The law firm is relocating to the building from its previous offices in New Providence, N.J. The tenant was represented by Ronald Volk, vice president, with CBRE.

Treasured Works inked a long-term lease for 3,046 square feet and will occupy a portion of the fourth floor at the building. The national print and digital information publisher opened a new office at 430 Mountain Avenue.

BCIP Law signed a long-term lease for 4,146 square feet and will occupy a portion of the fourth floor at 430 Mountain Avenue. The law firm is relocating to the building and was represented by Micheal Nieliwodski, associate, and Chris Marx, senior vice president with Savills Studley.

JLL was selected as exclusive leasing agent for the 123,082-square-foot 420 Mountain Avenue and the 183,312 square foot 430 Mountain Avenue in late 2015. With the completion of the seven transactions noted above, the firm has nearly filled the 52,771 square feet of space that remained available at the two buildings.

The two office buildings are located on a 24-acre campus, offering a park-like setting. Amenities at the properties include on-site management and building engineer, a full-service cafeteria and an on-site fitness center. The buildings are close to mass transportation and are easily accessible from I-78, Routes 22 and 24, and the Garden State Parkway.
