REBNY Names Mark Windt of JLL as Commercial On-Site Manager of the Year

Windt honored for contributions as general manager of Class A, 1.7-MSF 1285 Avenue of the Americas


NEW YORK, May 10, 2016 — Mark Windt was named Commercial On-Site Manager of the Year by the Real Estate Board of New York. Windt, senior vice president with JLL, has served as general manager at the 1.7 million-square-foot 1285 Avenue of the Americas, also known as the UBS Building, for the past 14 years.

REBNY’s annual Commercial On-Site Manager of the Year Award recognizes an on-site REBNY building manager who has significantly improved his/her building and contributed both to the industry and their company. Windt will receive the award at REBNY’s Commercial Management Leadership Breakfast, which will be held on June 2 in the Grand Ballroom of The Hilton New York.

This award truly honors the dedication Mark has brought to the building, our clients and the tenants that occupy 1285 Avenue of the America.”

Windt, 56, has overseen a number of major projects at the property, which is owned by AXA Real Estate Investment Management and institutional investors advised by J.P. Morgan Asset Management. His efforts have included earning a Leadership in Energy & Environmental Design Existing Buildings: Operations & Maintenance Silver certification from the U.S. Green Building Council in 2009. At the time, the Class A office tower was the largest office building in the state of New York to obtain LEED EB-OM Silver certification.

Windt spearheaded the renewal of the building’s LEED EB-OM Silver certification in 2014. This past year, he oversaw the renewal of 1285 Avenue of the Americas’ Energy Star rating, achieving an Energy Star score of 76, and also earned a Wired Certified Platinum rating for the office tower with WiredScore.

Other enhancements at 1285 Avenue of the Americas that were spearheaded by Windt include establishing green building exterior management practices, implementing a high-performance green cleaning program, reducing the building’s indoor potable water usage by 40 percent over EPA 1992 standards, and instituting extensive ozone protection through active refrigerant management.

In addition, more than 50 percent of the office space at 1285 Avenue of the Americas receives sufficient natural light to qualify for the LEED program’s daylighting credit, and the energy strategies established for the building have resulted in an Energy Star score of 76, placing it among the top 30 percent of comparable buildings for energy efficiency. Through sustainable waste management practices, 1285 Avenue of the Americas has been able to divert more than 50 percent of building waste and 75 percent of construction waste from landfills.

Windt directs a building office staff of seven, an operating engineering staff of 14, and more than 100 contracted cleaning and security service personnel at the property. He has 28 years of experience in the commercial real estate sector, and has worked with many Fortune 500 companies.

Windt received a bachelor’s degree from Metropolitan College of New York. He is a licensed real estate salesperson in the state of New York. Windt has earned a certification as a real property administrator with the Building Owners & Managers Institute, and he received a Fire Safety Director Certificate of Fitness for 1285 Avenue of the Americas from the Fire Department of the City of New York.

Windt is a member of the New York chapter of the Building Owners & Managers Association, the Real Estate Board of New York and a member of the board of directors of the Avenue of the Americas Association. He served for three years in the United States Army as a combat engineer.

Originally known as The Equitable Building, 1285 Avenue of the Americas was completed in 1961. The international-style building was designed by Skidmore, Owings & Merrill for the Equitable Life Assurance Society, and built by Turner Construction Co. The new Midtown office tower replaced Equitable Life Assurance Society’s older Downtown predecessor as the company headquarters.
