Local Commercial Real Estate Leader Completes Redevelopment of First Creative Office Building in Los Angeles' LAX Submarket

JLL completes five leases totalling 29,700 square feet prior to completion

LOS ANGELES, March 16, 2016 – Liminal Space, founded by Los Angeles commercial real estate developer Paul Solomon, announced today that it has completed the redevelopment of 6171 Century, an 88,000-square foot creative office building in the LAX submarket of Los Angeles.  This is the first creative office building to be developed in the LAX submarket.

JLL's Jason Fine and Kristen Bowman are marketing the space for lease.  Thus far, the pair have signed leases totaling 29,700 square feet with Team Rubicon (10,000 square feet), Stella Travel Services (9,200 square feet), M-Theory (6,500 square feet), Matrix Aviation (2,600 square feet) and Rinaldi’s Deli (1,400 square feet).  6171 Century has availability for users ranging from 3,800 square feet to 18,000 square feet.

"The LAX area is attracting businesses because of its central Westside location where rents are the lowest in the submarket and neighboring cities like El Segundo and Playa Vista," said Solomon  "What has been missing until now is a best-in-class creative redevelopment with abundant and nearby amenities. 6171 Century provides premier artful space with 13’ ceilings and great natural light, at the entrance to LAX.”

Solomon went on to say "Like the downtown Los Angeles Arts District over 10 years ago where I led development with Toy Factory Lofts and Biscuit Company Lofts, the west end of Century Boulevard was hiding in plain sight, ripe for redevelopment.  The vision at 6171 was to create a great environment where employers and employees are inspired by their space and want to come to work every day.  This coupled with the fact that light rail is coming soon and many billions of dollars are being spent to upgrade the airport confirmed that now is the right time for this project."

6171 is centrally located between the West Los Angeles and South Bay markets, just minutes from Venice, Culver City, Playa Vista and El Segundo, and walking distance to Los Angeles International Airport (LAX) and numerous hotels.  6171 features several unique amenities including The Original Rinaldi’s serving breakfast and lunch with outdoor seating, Bar None serving drinks later this year, private shower, bicycle storage, office suites with tremendous natural light, uninterrupted window lines with great views of the airport and planes landing and taking off, 13-foot ceilings, polished concrete floors, and 4:1 structured parking.  Ideal for technology users, 6171 is served by a data center in the basement, offering low-cost high quality bandwidth and electrical grid redundancy.

“The response to the renovations has been amazing," said Fine. "The attention to detail and design elements at 6171 are totally unique to anything I have seen. 6171 has great infrastructure and amenities in one of the most overlooked locations in the City. The LAX office market is completely transforming and it’s exciting to be part of that change."
