The Metrontario Group Earns LEED-CS Pilot, Gold Certification for Life Science Plaza in Houston

Jones Lang LaSalle managed energy efficiency certification process for Class A building


HOUSTON, FEBRUARY 18, 2010 — The Toronto-based Metrontario Group has been awarded LEED® Gold certification for Life Science Plaza, a 14-story, Class A medical office building located at 2130 West Holcombe Boulevard in Houston. The new building earned LEED Gold certification from the U.S. Green Building Council under the Core and Shell Pilot standard.
 
Life Science Plaza is the largest LEED Gold-CS certified building in the Medical Center submarket at 715,500-square feet (with 315,000 square feet of medical office space above 400,500 square feet of parking garage space), and the first medical office building in Houston to receive LEED Gold-CS certification. Life Science Plaza is the Metrontario Group’s first LEED certified building.
 
The building was designed, constructed, and managed by a team of LEED Accredited Professionals. Jones Lang LaSalle provided project and building management services and coordinated with Kirksey Architects to gain the LEED Gold-CS certification. Other firms involved include BDMI MEP Engineers, Haynes Whaley Structural Engineers and Pepper-Lawson Construction Company.

By using less energy, this building reduces greenhouse gas emissions and contributes to a healthier environment for tenants, workers, and the surrounding community.”
 
To gain LEED Gold-CS certification, the Metrontario Group/Kirksey Architects/JLL team developed and implemented a program that included:
 
• Performing an energy analysis which included test modeling the building’s total energy use and efficiency
• Installing energy efficient design light fixtures and sensors in all areas of the building and parking garage
• Confirming that 100% of landscaping materials are native or adapted and installing high efficiency plumbing fixtures, resulting in
   significant water use reduction
• Purchasing 70% of the building’s annual electric energy consumption with Renewable Energy Certificates
• Implementing a low-toxic housekeeping program
