Local Joint Venture Acquires Office Portfolio at DFW International Airport

JLL awarded exclusive leasing assignment


DALLAS, October 6, 2015 –  Airfield Properties LLC, a local joint venture between Dallas-based Menyon Capital Partners LLC, TVO Capital Management LLC and Ravinia Capital Group LLC, has acquired the leasehold interest in a three-building, DFW Airport office portfolio from The Dallas-Fort Worth Airport Board.  The portfolio includes DFW Business Center, a 115,440-square-foot twin tower office complex with a five-story, 950 space parking deck, and the former DFW Administration Building, a two-story, 73,155-square-foot office building situated on 14 acres.

Both on-campus properties are available for tenant use and offer abundant parking, airport access, redundant power and excess fiber capacity.

As the airport works to become one of the leading global hubs in the world, it’s important to have available and convenient office space to accommodate the needs of our many business partners."

The DFW Business Center (The Center) is located at 2200 and 2222 South Service Road, between the north and southbound lanes of DFW International Parkway at Terminal B. The Center is easily accessible from International Parkway or airport service roads. The buildings sit atop a five-story parking deck between the roadways, which feature parking spots for about 850 vehicles, secured access, and an uncompromised 360-degree view of the airfield. 

3200 Airfield East, the former DFW Administration Building, is located at the south eastern corner  of DFW International Airport (west of Highway 161 and just north of Walnut Hill Lane), and across the street from Flight Safety International Inc.’s regional headquarters.   It has 360 surface parking spaces on 14 acres with plenty of room for building expansion or parking expansion.

“3200 East Airfield Drive represents a unique opportunity for a new headquarters building with a campus setting that is literally minutes from the terminals,” said Daryl Mullin, JLL Executive Vice President.

Mullin and Lauren Halstedt will lead the Dallas-based leasing team for both DFW Business Center and 3200 Airfield East.

“3200 Airfield East’s quiet location, immediate access to Highway 161, open floor plans, and location are ideal for a corporate campus,” said Mullin.  “American Airlines, FedEx and Verizon all have a significant presence at the airport, and enjoy all the advantages the Metroplex has to offer including our central location, redundant power, huge fiber upgrades and the local business environment.”

Airfield Properties will immediately begin capital improvements, which will include new tenant amenities and building system upgrades. Exterior enhancements for the properties have been designed by Dallas-based Corgan Associates and interior renovations by Addison-based INTERPRISE Design. 

The DFW Business Center will receive upgrades to the lobby, common areas, elevators, signage, conference rooms, fitness center, tenant lounge, deli and Market 2 Go. Since tenant floors are each accessed directly from the garage elevators, 24-hour secured vestibules will be added on each garage floor.

3200 East Airfield Drive will also benefit from exterior design upgrades and custom interior upgrades tailored toward the corporate user. Airfield Properties will deliver a turnkey solution to future tenants.
