Kite Pharma Signs 43,576 SF Office Lease at Creative Office Campus in El Segundo

JLL complete deal with company expanding from Santa Monica

EL SEGUNDO, CALIF., Mar. 9, 2015 — JLL announced today that it has completed a 43,576-square-foot lease with Kite Pharma (NYSE: KITE) for its new research and development facility at Utah Avenue Campus, a 195,680-square-foot Class A creative-style office campus in El Segundo, California. Kite Pharma will expand from Santa Monica and occupy the entire building at 2355 Utah Avenue.

Acquired by NSB Associates in 2008, Utah Avenue Campus was redeveloped into a premier creative office campus featuring two single story buildings with 17-foot ceilings; skylights, and glass panel walls throughout for abundant natural light; expansive usable outdoor patio space throughout the site; and abundant parking.  The campus is located in close proximity to Rosecrans and Plaza El Segundo retail amenities, within walking distance to MTA Green Line and minutes from the Los Angeles International Airport.  Previously, the campus served as a light manufacturing and research and development facility for Xerox.

JLL Los Angeles' team members Mike McRoskey, Frank Scott, Blake Searles and Evan Moran handle the leasing at Utah Avenue Campus and represented NSB Associates. Kite Pharma was represented by CBRE.

"The South Bay and specifically El Segundo continues to grow as one of the hottest Los Angeles submarkets for expanding businesses," said McRoskey. "Kite Pharma was attracted to the property because it provides them a campus style environment, with the flexibility for growth on-site."

McRoskey went on to say that "El Segundo has positioned itself as a creative office hub at a relative bargain compared to several submarkets in West Los Angeles."
