Westwood Office Market Continues To See Growth with Migration of Large Tenants

JLL signs ThinkFactory Media to 33,444-square-foot lease at Newly Renovated 1640 S. Sepulveda


LOS ANGELES, Nov. 3, 2014 — Confirming demand for large blocks of space in the Los Angeles submarket of Westwood, JLL announced today that it has completed a new 33,444-square-foot full floor lease with ThinkFactory Media, at 1640 S. Sepulveda Blvd, a five-story, 150,632-square-foot creative office campus in Los Angeles.  ThinkFactory Media, who will occupy the new space for its headquarters and production services, is the latest company to consolidate into Westwood along with Global Entertainment, renewing Crescent Capital, expanding Boingo Wireless and several other firms all signing large leases this year.

Ocean West Capital Partners and Westbrook Partners acquired 1640 S. Sepulveda in July 2013.  The building is undergoing a $4 million renovation under the direction of top Los Angeles architect Shubin + Donaldson to position the building as Westwood’s premier boutique creative office building.  JLL Los Angeles' team members Carl Muhlstein, Hayley Blockley and Jaclyn Ward are handling leasing at 1640 S. Sepulveda and represented Ocean West Capital Partners and Westbrook Partners in this deal.

Centrally located at the I-405 Freeway and Santa Monica Blvd., 1640 S. Sepulveda offers immediate access to housing, entertainment and retail amenities.  The building offers large private patio or balcony space with views of Century City, Beverly Hills and Westwood; tall exposed ceilings and ample on-site parking.
