Virginia Square Earns LEED EB Gold Certification

Improvement of Energy Star score placed Gold certification within reach for Arlington building


ARLINGTON, VA, October 23, 2009 – Jones Lang LaSalle announced today that Virginia Square has received LEED EB Gold certification from the U.S. Green Building Council (USGBC).  Virginia Square, owned by LaSalle Investment Management, received a 2009 Fresh Aire Business Champion award from Arlington County earlier this year for earning an Environmental Protection Agency Energy Star label. 
 
“We originally were hoping to achieve a base-level LEED Certification, but are pleased to have Virginia Square as the first Gold certification in our management portfolio throughout the country,” said George Duke, Managing Director for LaSalle Investment Management.
 
Virginia Square, located at 3811 North Fairfax Drive, Arlington, VA, is the first multi-tenant, existing building in Arlington to achieve the LEED EB Gold certification.  The building was built in 2001 and totals 158,387 square feet. The building is leased and managed by Jones Lang LaSalle.  The LEED consulting was performed by Jones Lang LaSalle's Project and Development Services (PDS) Group.
 
“The efforts involved in achieving certification not only reduced the carbon footprint of this property but improved its energy performance and made it a more attractive work environment,” noted John Minahan, Vice President for LaSalle Investment Management, who oversees this property.
 
The LEED (Leadership in Energy and Environmental Design) for Existing Buildings (EB) Rating System addresses whole-building cleaning and maintenance issues (including chemical use), recycling programs, exterior maintenance programs, and systems upgrades. It can be applied both to existing buildings seeking LEED certification for the first time and to projects previously certified under LEED for New Construction. Virginia Square earned LEED Gold certification under the new Existing Buildings: Operations and Maintenance (EB: OM) standard.

"For about $0.71 per square foot, spent over 12 months, we were able to take this building, which was not originally designed to LEED specifications, and bring it up to current standards for Gold certification."
 
"Another key to success was a strong retro-commissioning and energy management process, which helped lift the building’s Energy Star score to from 56 to 81 over the course of a year,” noted Marybeth Coleman, LEED Consultant (PDS) for Jones Lang LaSalle.  “By working in concert with our Property Management team, we created a seamless process that allowed the easy transfer of information for our LEED submission, saving our client time and money,"
