Historic Celebrity Hot Spot Resort Up For Sale with Huge Development Opportunity

SAN BERNARDINO, CALIF., April 16, 2014 – History with the entertainment industry? Check.  Within driving distance of 20 million residents?  Check.  Zoned for a state-of-the-art mixed use sustainable development?  Check, check, check. These are the conditions of which developers dream, and those are the conditions currently surrounding Arrowhead Springs. It’s a prime site, one the owner knows is ripe for picking, which is why they’ve hired JLL to market it:  one of the best development opportunities in Southern California.

Throughout its history, Arrowhead Springs Hotel was a hangout for big name celebrities like Spencer Tracy, Lucille Ball, Clark Gable, Eleanor Roosevelt, Humphrey Bogart, Danny Thomas, Jerry Lewis and Judy Garland.  Elizabeth Taylor spent her honeymoon in the penthouse at age 17 with Nicky Hilton.  Designed by Paul Williams, one of America's foremost black architects, the distinctive original Art Deco elements of the Arrowhead Springs Hotel are closely reminiscent of the legendary Beverly Hills Hotel.  Additionally, the swimming pool was named after Esther Williams whose movies were shot on-site.

“The amount of interest we’re receiving from developers and investors alike is remarkable.  They see the potential and are scrambling to get in on the ground floor,” said Tom Turley, Managing Director with JLL whose team is marketing the property for sale.  “Not only does this site have an amazing history and offer a prime location, it also features available infrastructure and unparalleled amenities, including the natural resources of mountain spring water, natural hot spring and 1,400 acres set aside as protected watershed and nature reserve.  Entitled for a mixed use development including residential, – retail, commercial and additional resort and golf course — the development possibilities are limitless.”

And the city of San Bernardino is invested as well, having approved development on the site for more than 1,350 residential units, an additional 808,000 square feet of commercial space and conference facilities and 199 acres for a public golf course. The highly-coveted property, including the historic Arrowhead Springs Hotel, was recently annexed into the City of San Bernardino. Currently there is 240,000 square feet of existing buildings including historic hotel, spa resort, village dormitories, 11 bungalows (each named after a famous celebrity), chapel, pool and maintenance buildings.

“We are very excited about the potential for new development on the Arrowhead Springs site," said San Bernardino Mayor Carey Davis. "The legacy of the property and the hotel are an important part of our City's history, and we look forward to the new development as an integral part of our community, as well as a destination for visitors”.

Arrowhead Springs is surrounded on three sides by the San Bernardino National Forest and has a spectacular valley view to the south across the Inland Empire. With the recent extension of the 210 freeway, the property is now strategically located within several miles of major freeways including the 210, Interstate 10, and Interstate 215. In addition, a new Million Air terminal has been constructed and is operational at San Bernardino International Airport, which is located only eight miles from the property.
