Solid Cash Flows Send Investors to Chicago’s Suburbs

Jones Lang LaSalle closes $28M sale of Class A office property


CHICAGO, March 20, 2014 – On behalf of M&J Wilkow and CarVal, JLL’s Capital Markets experts today announced the sale of Cantera Meadows, located in the western Chicago suburb of Warrenville. Adventus, a Canadian REIT exclusively represented by Cushman & Wakefield’s Randy Waites, Dan Svachula and Michael Simpson of Cushman & Wakefield, purchased the asset for $28.4 million.

Managing Director James Postweiler led the JLL team on the transaction.

“Cantera Meadows is an institutional-quality property that was nicely repositioned by the M&J Wilkow/CarVal team after purchasing the building empty from BP a couple years earlier.” said Postweiler. “Its diverse tenant base has an average of nearly eight years left on the leases, provides Adventus and their investors the opportunity to secure solid cash-flow.”

The eight-story, 203,842 square-foot office building is 92 percent leased and features amenities including a fitness center, full-service cafeteria, outdoor seating terrace and several conference rooms.  The property is located at 28100 Torch Parkway.

In 2013 alone, JLL’s Capital Markets completed nearly $99 billion in investment sales and debt and equity transactions globally. Over the past four years, Capital Markets has added more than 140 producers to its team in the Americas, with more than 1,400 specialists operating all over the globe.  During that same time period, the firm grew its Capital Markets revenues by nearly 600 percent.
