Crocker Partners Unveils New Name and Planned Renovations for Jacksonville Office Park

Office park named ‘Prominence’; Jones Lang LaSalle appointed to oversee leasing


JACKSONVILLE, Jan. 21, 2014 – Boca Raton-based Crocker Partners unveils a new identity and capital improvements program to redefine the former Freedom Commerce Center office park located at the southwest corner of Baymeadows Road and Interstate 95 in the suburban Butler Corridor of Jacksonville. Ownership has renamed the park ‘Prominence,’ reflective of its confidence in Jacksonville’s office market, its commitment to the property and long-term investment. Crocker is renovating the 54-acre property consisting of seven buildings totaling 752,154 square feet of office space with modern design features, new entrance monument, landscaping and parking upgrades.

Crocker Partners has also tapped Jones Lang LaSalle’s (JLL) Kaycee Gardner, Vice President, and Jesse Shimp, Associate, to lead leasing efforts. Crocker Partners, which acquired Prominence in December 2012, is investing several million dollars to upgrade the buildings, amenities and better serve current and future tenants. These improvements will make the park more competitive with office space built east of I-95 in recent years.

Prominence offers large contiguous spaces and is ideal for back-office type operations. The office space available can accommodate companies requiring from 2,000 square feet of office space to more than 200,000 square feet of contiguous space for back-office users. The property is already home to a roster of top-tier tenants that includes Chase Bank, ING Financial Services, and Incomm, a leading prepaid product and transaction services company.

The multi-million dollar capital improvements program includes adding a new entry feature and monument with tenant signage at the front entrance and making landscaping enhancements along the roads and individual buildings. Upgrades to all of the individual buildings will include a new façade for the lobbies, restrooms and elevator cabs, as well as installation of new lighting fixtures throughout the properties. Significant parking upgrades are also underway to increase the parking ratio up to eight spaces per 1,000 square feet.
