Jones Lang LaSalle Awarded Leasing Assignment of New Class-A Office Development in Galleria Submarket


Houston, Dec. 17, 2013 — Jones Lang LaSalle is proud to announce that the firm has been selected by 1885 St. James Place Partners, L.P., as owner, and Nelson Murphree Legacy Partners, LLC, as developer, to be the exclusive leasing agent of 1885 St. James Place, a 135,000-square-foot, LEED Certified Class-A office development located at 1885 St. James Place in Houston, Texas.  Construction is expected to kick-off in the first quarter of 2014 with building completion slated for early 2015.


JLL Senior Vice President Chrissy Wilson and Vice President Chris Dekker will lead the strategic marketing efforts on behalf of ownership, 1885 St. James Place Partners, L.P.  Houston-based Jackson & Ryan is the project architect and Tellepsen Builders is the general contractor.

“1885 St. James Place is located in a dynamic neighborhood with great energy,” said Wilson.  “The need for a niche-type jewel of an office building, combined with existing demand within the area, should result in a substantially committed building prior to construction completion.”

The thirteen-story building will feature floor plates ranging from 13,476 to 17,963 square feet, providing flexibility for a variety of tenants.  In addition, the building will be served by four garage-level elevators and structured podium parking.
“This is a boutique building that will offer luxury build-outs to tenants looking for an exclusive address,” said Dekker. 

“Upper-level floors will feature exterior balconies and decorative masonry that will complement the sophisticated look of the limestone aggregate block window wall.”

St. James Place is located in San Felipe Green near several neighborhoods including: Uptown/Galleria, Tanglewood, and Memorial.  The property is within five minutes of Post Oak Boulevard’s prestigious shopping address and well-located near amenity-rich San Felipe Street and Westheimer Road.
