One Potomac Yard Earns DC Earth/Green Building TOBY Award

Local TOBY Award latest acknowledgement for the building’s dedication to sustainability


TYSONS CORNER, VA, August 31, 2009 — Jones Lang LaSalle and J.P. Morgan Asset Management jointly announced today that One Potomac Yard has been awarded the Earth/Green Building TOBY Award by the Apartment and Office Building Association (AOBA) of Greater Washington, D.C., the local chapter of the Building Owners and Managers Association (BOMA).  One Potomac Yard will now advance to the Regional TOBY Competition; winners of which advance to the International Competition.
 
“This is a great honor for us,” said Maureen Dowling, Jones Lang LaSalle’s General Manager of One Potomac Yard.  “Sustainability is a major component of our building platform.  We are committed to working with our staff and tenants on conserving energy, promoting green programs and reducing our overall carbon footprint.  We are very pleased to have been recognized by AOBA for our on-going efforts.”
 
Entrants for the Earth/Green Building TOBY Award were judged on several sustainable categories, including:  reduction of environmental risk, indoor air quality/green cleaning, recycling, energy conservation, water conservation, interior finishes, green purchasing policy and tenant communications/education.
 
Among the sustainable features of One Potomac Yard are the use of:
• Harvested lighting systems;
• Bio-fuel for emergency generators;
• An extensive Transportation Management Plan for building tenants;
• Recycling, which diverts 50 percent of the project’s waste;
• Eco-friendly water systems, which reduce water consumption by 39%.
 
“One Potomac Yard is a shining example of how buildings can provide a comfortable work environment and promote energy efficiency,” said Caroline Kruger, Regional Property Manager/Property Management for Boston Properties and the Chair of the local TOBY Award program.  “It is a wonderful building with fabulous green programs.”
 
In addition to this latest award, One Potomac Yard recently earned an Energy Star Label from the Environmental Protection Agency for its outstanding contributions to protecting the environment through energy efficiency and an AIRE (Arlington Initiative to Reduce Emissions) Certificate of Appreciation from the Arlington County Board for its commitment to improve the environment, reduce waste and implement sustainable business practices.
 
Further, in August 2008 the building earned the prestigious LEED EB certification from the U.S. Green Building Council, becoming the first building in the State of Virginia to achieve the LEED EB Gold standard. It was also previously honored as one of the largest LEED New Construction Gold certified office buildings on the East Coast.
 
Owned by institutional investors advised by J.P. Morgan Asset Management and managed by Jones Lang LaSalle, One Potomac Yard was among the first office buildings under construction at Potomac Yard, Arlington County’s premier urban redevelopment project, located just minutes from downtown Washington, D.C., the Pentagon and Ronald Reagan National Airport.  The 12-story, 315,231-square-foot office building was completed in March 2006.
 
Now in its 25th year, the TOBY Award is recognized as the most distinguished and comprehensive program of its kind in the commercial real estate industry, rewarding quality and excellence in office building management. All facets of a building's operations are thoroughly evaluated during the on-site building inspections and portfolio judging. This includes such areas as tenant relations programs, community involvement, emergency evacuation and procedures manuals and continuing education for building personnel. Floor plans and photographs complete the portfolio.
 
The competition consists of three levels of judging. Local BOMA Associations hold the first level of competition. Winning entrants then produce a portfolio submission and advance to the Regional level, and finally, Regional winners advance to the International level. International winners are recognized at BOMA International's Annual Convention in June of each year.
