LEED Gold 410,000-square-foot building at 4040 Wilson Blvd. will complete Liberty Center
WASHINGTON, May 29, 2013 – The Shooshan Company has selected Jones Lang LaSalle (NYSE:JLL) to market its new 410,000-rentable square-foot LEED Gold building at 4040 Wilson Boulevard. This will be the final office building in Shooshan's eight-building Liberty Center mixed-use complex.
A shovel-ready office tower, 4040 Wilson Boulevard will be 20 stories and the tallest office building in the Ballston submarket. The tower will offer highly efficient, rectangular floor plates of approximately 22,000 square feet, as well as a rooftop observation terrace with unrivaled panoramic views of Washington.
“This is the final component of Liberty Center, which our family has been building over the past 15 years,” said Kevin Shooshan, Director of Leasing for The Shooshan Company. “The new GSA headquarters for DARPA kicked off the Liberty Center South section of this project, and construction is underway on the 257-unit apartment building, The Place. Thanks to our great partner, The Donohoe Companies, the 183-key extended stay Residence Inn by Marriott opened to the public on May 9th. Top restaurants and retailers from around the country are already signing commitments and expressing interest in this vibrant complex and will join high-end restaurants and casual gourmet lunch spots, including the very first Arlington locations for Neighborhood Restaurant Group’s duo of Rustico Restaurant and Bar and Buzz Bakery, Sweetgreen, Bruegger’s Bagels and HSBC Bank, among others.

Liberty Center totals 2.25 million square feet of office, retail and residential space and will serve over 7,000 people who live, work and shop in the urban center. The eight-building project features four office towers—including the GSA headquarters for DARPA and the Office of Naval Research—two residential apartment buildings totaling 491 units, one residential condominium building totaling 233 units, a Residence Inn by Marriott, 50,000 square feet of underlying retail and the soon-to-come Mosaic Park.
Liberty Center South is also a pilot project for the U.S. Green Building Council’s LEED for Neighborhood Development and is Arlington County’s first ever LEED Gold Neighborhood Development. The LEED for Neighborhood Development Rating System integrates the principles of smart growth, urbanism and green building into the first national system for neighborhood design.
Located just three miles from downtown Washington, 4040 Wilson Boulevard is within walking distance to the Ballston Metro Station (Orange Line) and will offer easy access to major highways and access roads including I-66, the George Washington Memorial Parkway and Routes 50, 29, 110 and 27.
