Jones Lang LaSalle Awarded Leasing of 380,000 SF 4000 MacArthur Blvd. Office Property in Newport Beach, Calif.

NEWPORT BEACH, CALIF., April 8, 2013 – In 2013, office space users can expect Orange County’s Airport Area to continue to  rebound from the challenging economy as occupancy continues to tighten.  With nearly 550,000 square feet of Class A net absorption in 2012—the highest in the country last year—high-quality space will be in demand.  Emmes Asset Management Company has selected Jones Lang LaSalle to market for lease 4000 MacArthur Blvd., a two building Class A office complex totalling nearly 380,000 square feet of space in Newport Beach  The Orange County landmark property has immediate availability for users ranging from 5,000 square feet to more than 285,000 square feet. 

Leading the leasing efforts for the property are Jones Lang LaSalle Orange County Senior Vice Presidents Jay Nugent, George Thomson and Andy White.
“Jones Lang LaSalle was selected for this assignment because of its deep and broad expertise in OC and its ability to successfully market buildings of this caliber,” said Nugent.  “4000 MacArthur is ideal for companies seeking a Class A office building in a premier location.  With more than 180,000 square feet of contiguous space and prime building signage rights, the property is ideal for a large user or corporate campus."

4000 MacArthur is owned by the Emmes Asset Management Company who has vast experience in owning and operating Class A buildings throughout the United States. Emmes acquired the property in the second quarter of 2011.  Since acquiring the property, Emmes has added significant improvements including a complete lobby renovation, upgraded common areas and elevator cabs and new restrooms in the East tower.  To further redefine 4000 MacArthur within the market, similar plans are already underway for the West tower and the property is adding a high-end, on-site Deli, opening in summer 2013.

Built in 1979 and extensively renovated in August 2012, the two tower property is located within the Koll Center Newport, a master planned development which includes office, industrial and retail uses.  4000 MacArthur is situated on the corner of MacArthur Blvd. and Jamboree Rd. in Newport Beach, which provides for good ingress/egress as well as excellent visibility along two major thoroughfares. It is approximately one mile from the 405 freeway and John Wayne Airport.
