Clarion Partners and MetLife Select Jones Lang LaSalle as Leasing Agent for 1201 3rd Avenue

Early adopter of green building best practices, iconic tower features panoramic views and sits at the center of downtown Seattle’s varied transit alternatives

Seattle, January 10, 2013 — Jones Lang LaSalle has been appointed exclusive leasing agent for 1201 3rd Avenue, an iconic Art Deco inspired 1.1 million square foot Class A office building situated in the heart of Seattle’s downtown commercial district.  Stuart Williams, Managing Director, Laura Ford, Senior Vice President, and David Abbott, Vice President, will represent the landlord, a partnership between Clarion Partners and MetLife who acquired the property last month.

Designed by New York-based Kohn Pedersen Fox, the 55-story tower is the second tallest on Seattle’s skyline and was named one of the top three new office buildings in the United States by the New York Times in 1988.  It also received ULI’s Award for Excellence in 1994 and secured The Office Building of the Year (TOBY) awards from the Building and Office Managers Association (BOMA) in 2004 and 2005.

The building was an early adopter of green practices, earning a Mayor Award for energy efficiency and conservation in 2001 and achieving LEED Platinum certification in 2010.  It is also ENERGY STAR rated (96).

The tower offers sweeping views of Elliott Bay, Lake Union and the Cascade and Olympic Mountains.  In addition to its 1.1 million square feet of Class A office space, the property offers 33,000 square feet of retail space as well as six levels of below-ground parking with the ability to accommodate more than 800 vehicles.  The building is served by several mass transit options and its entrance at Third Avenue and Seneca Street offers access to the Downtown Seattle Transit Tunnel, serving King County Metro bus and Sound Transit Central Link light rail.  The building is just a few blocks from on/off ramps from I-5 and Highway 99 as well as close to berths for the King County Water taxi and ferries to Bainbridge Island and Bremerton.
