KBS Earns LEED EB Silver Certification for City Place Tower in West Palm Beach, FL

Jones Lang LaSalle managed 9-month certification process for 295,933-square-foot building

WEST PALM BEACH, Jan. 4, 2012 — KBS Real Estate Investment Trust II has been awarded LEED® Silver certification for City Place Tower a 295,933 square-foot, Class A building located at 525 Okeechobee Boulevard, West Palm Beach, FL.  The three year-old building earned LEED certification from the U.S. Green Building Council under the Existing Buildings: Operations & Maintenance (EBOM) standard.

City Place Tower is the largest LEED certified building in West Palm Beach and KBS’ first LEED certified building in the Southeast. Jones Lang LaSalle manages the building and served as project manager to gain the LEED certification.

“Gaining LEED Silver certification at City Place Tower demonstrates our commitment to providing a workplace that promotes environmental sustainability, energy efficiency and the health and well-being of all occupants,” said Allen Aldridge, KBS Senior Vice President and Asset Manager.  “At a time when more and more tenants look for green space in buildings that are well-located and well-run, this building stands out.”

“LEED certification is still fairly rare among multi-tenant office buildings, even though most tenants say they want it,” said Kevin Probel, Vice President at Jones Lang LaSalle. “KBS deserves recognition for investing the time and money to make City Place Tower one of the greenest buildings in the city.”

To gain LEED Silver certification, the KBS/Jones Lang LaSalle team developed and implemented a program that included:
  • Installing a condenser water recovery system allowing City Place Tower to capture and reuse 800,000 gallons of water per year as makeup water for the cooling tower.
  • Ensuring a healthy atmosphere for building occupants by optimizing the Indoor Air Quality using a demand control ventilation system. 
  • Energy efficiency improvements that raised the building’s ENERGY STAR score to 82, making it more energy efficient than 80 percent of all comparable buildings.
  • Developing sustainability guidelines for tenants on how best to employ green strategies to reduce environmental impact; and develop an enhanced recycling program for all recyclable material.
