Georgelas Group Gains Zoning Approval for First Major Redevelopment Project in Tysons Corner

Spring Hill Station established as the new destination in Tysons West; Jones Lang LaSalle to handle office leasing


TYSONS CORNER, VA, October 10, 2011 – As the end of September, the Fairfax Country Board of Supervisors voted unanimously in favor of a rezoning request from the Georgelas Group, approving a plan to build five residential towers, as part of Tysons Spring Hill Station. Leading the transformation of Tysons Corner into an urban-style downtown center on the future Metro, Tysons Spring Hill Station is the first project to go through Fairfax’s new urban building plan process. 

“We are thrilled that the plan has been approved and believe it represents a real celebration of Northern Virginia’s new mass transit system,” said Aaron Georgelas, a partner in the Georgelas Group.  “Our shared goal has been to transform Tysons Corner into a destination that does not require cars and where people can live, work and play. This is a first major step towards making that a reality.”

The five residential towers are part of the Georgelas Group’s Spring Hill Station project, state-of-the-art urban town center utilizing best practices from around the world. The site will include 31 acres totaling nearly 7.5 million square feet of mixed-use transit oriented development. The 20 planned buildings will include residential, office, hotel, and retail components. 

The Georgelas Group, a real estate developer, was selected to serve as the “demonstration project” for the Tysons Corner Comprehensive Plan, which was adopted last year. It worked closely with county staff on the project, allowing the county to work through the challenges of implementing the plan. “The Demonstration Project has been a true partnership between Fairfax County and The Georgelas Group that we are very proud of,” said Jon Adler a partner with Georgelas.

Spring Hill Station incorporates many of the hallmark features of the new vision for Tysons Corner – improved transportation, environmentally responsible and accessible.  New roads will help create a street grid and the new buildings will be constructed using environmentally sensitive practices. 20 percent of the new housing will be available as part of Fairfax Counties Work Force Housing program.

Jones Lang LaSalle will handle office leasing at Tysons Spring Hill Station.
