Berkeley Investments Appoints Jones Lang LaSalle Leasing Agent for Boston Fort Point Portfolio


BOSTON, MA, May 6, 2009 – Berkeley Investments, Inc., a leading commercial real estate services firm in the Northeast, has named Jones Lang LaSalle as the leasing agent for their Boston Fort Point Portfolio. The properties include: 368 Congress Street, an existing vacant 6-story 100,000 square foot office building scheduled for redevelopment; 381 Congress Street, a 5-story 43,000 square foot office building also planned for redevelopment; 22 Boston Wharf Road, an 8-story building comprised of 6 parking levels and 58,000 square feet of office space on floors 7 and 8; and existing available office space at 12 Farnsworth Street, a 56,000 square foot 6-story building with ground floor retail.
 
The office/retail redevelopment at 368 Congress Street will preserve the historic elements of the exterior while transforming the interior lobby to a contemporary design. The  building has a six-story atrium with catwalks across each floor, a large skylight on the roof. During redevelopment, the windows on the exterior and interior atrium will be replaced; new building systems, bathrooms, roof and life safety systems will be added; catwalks will be upgraded; two new glass passenger elevators will be installed; and 13,000 square feet of ground floor retail space will be added at street level. The building has received approvals from the City of Boston through the Article 80 process, and construction documents for the base building are complete.
 
381 Congress Street is now in the pre-development stages. The asset is being repositioned into a brick and beam décor with ground floor retail. The building will feature retail space with 19’ ceilings, a new office entrance lobby, new windows, a new elevator, new roof, new bathrooms, new egress stairs, new mechanical and electrical systems.
 
22 Boston Wharf Road is a Class A building constructed in 2001 with parking for 583 parking vehicles. The building is currently 100% leased to TRO/Jung Brannen, and Office Environments.
 
Renovations at 12 Farnsworth were finished in 2007. Upgrades included all common areas, bathrooms, a new roof, new elevator cab, masonry restoration, new life safety systems, a new card access system, new office entry and retail storefronts, and a new first level deck to convert the former ground floor office and warehouse space into retail. Joanne Chang’s Flour Bakery currently leases space on the ground floor. Jones Lang LaSalle will market the vacant 4,572 square feet of office space currently available on the second floor.
