Jones Lang LaSalle leads in Lehigh Valley purchase | Jones Lang LaSalle

Firm negotiates purchase of industrial building in Lehigh Valley Crossings development

PHILADELPHIA, June 16, 2011 — Jones Lang LaSalle’s Philadelphia-based industrial brokerage team represented buyer Allen Distribution in the acquisition of a 580,000-square-foot, state-of-the-art distribution facility in the Lehigh Valley.

The distribution company acquired 3041 Schoeneck Road, the first of three buildings in the Lehigh Valley Crossings complex in Macungie, Pa. The master-planned industrial complex has been approved for a total 1.19 million square feet of Class A warehouse distribution space.

“This acquisition allows Allen Distribution to expand into a new market, enhance our service offerings to our existing customers, and tap into a new customer base,” said Vice President of Allen Distribution Ryan Heishman.

The Jones Lang LaSalle team including Vice President Kim Meincke, Managing Director John Van Buskirk, Managing Director Brian Knowles, and Vice President Jason Webb represented Allen Distribution in the purchase.

“Prior to joining Jones Lang LaSalle, I was involved with the development of Lehigh Valley Crossings,” said Meincke. “It is professionally rewarding to see the first building find a new owner in Allen Distribution, and the acquisition demonstrates the viability and growth of industrial real estate in the Lehigh Valley.”

Added Van Buskirk, “3041 Schoeneck Road will offer Allen Distribution state-of-the-art facilities with 34’ clear height, 73 installed dock doors, and a cross-docked configuration, which will immediately impact its warehousing, transportation, and value-add services in the Lehigh Valley.”

Panattoni Development Company purchased the 85-acre, three-building development project in 2009 after the original developer Opus East was unable to continue with the project. Panattoni constructed the first of the three buildings and was marketing the property for sale or lease.

CB Richard Ellis represented Panattoni Development Corporation in the transaction.
