A fresh face triggers new leasing life for Behringer Harvard

Three Parkway was a Class A building with an identity crisis.  The 561,000-square-foot tower in a Philadelphia submarket suffered from a ho-hum perception that had reduced leased occupancy to 41 percent. JLL’s Philadelphia property team, deeply knowledgeable about what drives tenants in the local market, was engaged to give the underrated facility literally a new lease on life.

Experienced JLL project managers enhanced property aesthetics and image by recreating the building’s entrance and lobby, and adding an adjacent park. Our leasing experts developed a high-end marketing program that raised Three Parkway’s prestige among the competition, and JLL aggressively pursued blue-chip tenants seeking value in their occupied space.

JLL collaborative tenacity paid off with a permanent change for the better. In just three years, occupancy more than doubled to 91 percent, and Three Parkway continues to attract high-quality new tenants with minimal concessions.
