Letterman Digital Arts Center: Defining a LEEDing destination

Located in a national park on 17 acres of landscaped grounds, Letterman Digital Arts Center features state of the facilities and innovative LEED® Gold certified office space. With views of the Golden Gate Bridge and Palace of Fine Arts, abundant parking and superior tenant services, Letterman Digital Arts Center provides a superior office product in a desirable setting. However, in a market where 90 percent of Class A office space is located within the Central Business District, the Presidio of San Francisco location was often considered a reason to exclude LDAC as an option. In addition, the majority of available space was offered in shell condition.

Understanding that misconceptions and unfamiliarity were standing in the way of success, the JLL leasing team’s strategy was to mitigate accessibility concerns and readjust the market’s focus. With attention consistently called to the financial and environmental benefits of tenancy at LDAC, the project would be branded as a state-of-the-art LEED® certified facility in San Francisco’s most desirable setting.

Anchored by dramatic professional photography, a comprehensive marketing brochure provided an impactful introduction to the project. In addition to a custom flyer, JLL developed informational packets detailing all transportation and parking options and profiled the amenities and services of the Presidio. Maps and shuttle schedules were provided and an efficient tour encompassing all facilities and available office space was developed and provided by senior brokers. Every opportunity to educate and excite was maximized. Tour activity tripled within 30 days and a new tenant was signed within 60 days.
