A major manufacturer wanted to achieve a 20-percent budget reduction in facility maintenance costs in only six months. As the company’s real estate advisor, we were asked to lead an accelerated change management process.

Our team identified key cost drivers and assessed processes in terms of rework, defects and labor intensity. We identified several key opportunities for improvement such as a centralized maintenance organization, shared resources, improved use of computerized maintenance management systems, work planning and performance management. We collaborated closely with the client to drive rapid results by launching a rapid-fire “blitz team” deployment approach.

The blitz worked as the company’s real estate team attained its challenging goal by slashing contract labor costs by 20 percent within six months. The efficiency exercise so impressed corporate leadership that the company plans to install it as a success-oriented standard procedure.
