W Boston Hotel & Residences: Towering achievement in the urban hospitality and residential markets

The W Boston Hotel & Residences is one of the most highly anticipated hotel and residential towers in Downtown Boston. Developed by Sawyer Enterprises, the W Boston Hotel & Residences will be a 26-story mixed-use project including a 235-room hotel, 123 residential condos, 14,300 square feet of high-end retail and restaurant space, and 142 underground parking spaces.

A long-standing real estate services partner, Jones Lang LaSalle has provided development management services to Sawyer Enterprises for the project since 1998. Located at 100 Stuart Street in Boston’s Theatre District, the site was originally slated to be a Loews Hotel—a project Sawyer put on hold following the market downturn in 2001. To help Sawyer achieve their goal of getting the project back on track, Jones Lang LaSalle secured in January 2008 a $190 million construction loan on behalf of Sawyer Enterprises. The financing for this development provided the financial depth and flexibility to move forward with construction and was a significant achievement in the midst of a very difficult debt environment.

Jones Lang LaSalle has provided services covering all aspects of the project from permitting, design, construction oversight, and FF&E procurement. The four star hotel and luxury residential tower is scheduled to open in the fall of 2009.
