Case Study

National Association of Counties/National League of Cities

The National Association of Counties (NACo) and National League of Cities (NLC) sought a real estate advisor to assist with evaluating and implementing a co-location of their Washington, DC headquarters.

JLL guided NACo and NLC through independent evaluations of their respective needs (i.e. space, budget, geographic, financial, cultural, and schedule) to determine the viability of a co-location. After a 6-month study, findings and recommendations were independently prepared and revealed to the organizations’ Boards resulting in the unanimous decision to co-locate at 660 N. Capitol Street, NW.

This resulted in:

  • Maximized flexibility through planned options to expand, rights of first offer, termination rights and renewal right

  • Secured prominent exterior signage rights for both NACo and NLC 

  • Negotiated expansion of the planned rooftop terrace as meeting and entertainment/function space

  • Managed third-party lease negotiations with NACo affiliates

  • Secured first floor retail space fronting on N. Capitol Street, at office rents, for a 4,500 r.s.f. joint conference center with street and lobby signage and identity
