Teach For America

The JLL team guided Teach for America (TFA) through the analysis of a variety of opportunities that would allow TFA to bring together its regional and national operations.

Following due-diligence, TFA elected to lease approximately 35,000 r.s.f at Progression Place, a dynamic development in the heart of the Shaw neighborhood.

TFA’s move from the CBD to Shaw further connected the organization to the communities it serves and important partners.

On behalf of TFA, JLL secured short-term extensions at both of TFA’s previous buildings to allow for the seamless construction of the new office and move into the new facility.  JLL also negotiated below a market rental rate and above market concessions in the form of free rent and tenant improvement allowance.

Additionally, JLL negotiated a variety of rights within the lease that have proved to be advantageous to TFA, including:

  • Flexible operating terms and conditions

  • Expansion and renewal rights

  • Liberal subleasing and office sharing
