American Enterprise Institute - Washington DC

American Enterprise Institute (AEI) engaged JLL five years before their lease expiration to develop a strategy to own rather than lease.  JLL helped AEI develop and outline its parameters for ownership, functionality specifics, and location preferences. 

After identifying AEI’s goals and priorities, JLL identified several build-to-suit and existing buildings for the organization.

After a competitive multiple bid disposition process, they chose to purchase 1785 Massachusetts Ave, the former National Trust for Historic Preservation building. JLL negotiated a below market purchase price and helped the organization fulfill its ownership goals.

This complex deal included negotiations with the Historic Preservation Review Board (HPRB) on exterior and interior design restrictions. Due to the historic nature of the building, the exterior was preserved while full, top to bottom renovations were planned for the interior. The project is delivering mid 2016.
