Challenge
The Opus Group, a speculative developer with over eight million-square-feet of industrial buildings under construction in markets such as Chicago and Phoenix, planned a speculative warehouse facility in the Des Moines area with the objective of constructing, leasing, and disposing of the asset.

Customized Solution (Approach)
• Canvased both on-market and off-market industrial sites for consideration taking into account competitive set and property logistics

• Created highly-detailed market data as it did not exist to the level the client required within the market

• Provided market and site tours to key equity investors and bankers

• Delivered continuous market intelligence focusing on tenants in the market and critical lease dates of large industrial users

• Planned an integrated and aggressive marketing strategy to potential tenants that included a bi-weekly reporting and target list meeting

• Utilized local, regional and national connections by engaging JLL Capital Markets platform to deliver qualified pool of Buyers

Results
• Partnership with The Opus Group to build a 208,234 SF, 32" clear height industrial building located on Corporate Woods Drive in Ankeny, IA

• Fully leased building within months of building delivery

• 27 month turnaround from land acquisition to final sale and closing of property to an out-of-state investor

• Phase II (200,700 SF) beginning construction Q3 2017 with availability for Phase III for spec or build-to-suit opportunity
