Situation

  • At 30,000SF, Ashworth Place would be the biggest contiguous block of vacant space in the Western Suburbs and was the first true spec effort introduced to the Des Moines market in over eight years.
  • The asking rent was one of the highest marketed rates in the market for Class A, new construction space.
  • JLL was engaged during the early phases of construction after interviewing among a competitive set of local leading brokerageteams. Several key components of construction were not yet finalized at the time the listing agreement was executed in October 2014.

Initiatives

  • Set forth a marketing and media campaign that received multiple points of exposure and highly the buildings risky spec naturebut unique visual appeal, including production of rendering visuals. Renewed media campaign highlighting the finishes near the building delivery.
  • Engaged our PDS team to consult on appropriate corridor layout, suite sizes and lobby layout.

Results

  • JLL had firm commitments on 50% of the building at completion and 100% occupancy just weeks after delivery, at above asking rentrates.
  • JLL set the pace for one of the fastest absorption of multi-tenant delivery in the Des Moines market in several years.
