Green initiatives lead to dramatic cost savings at 99 High Street

99 High Street is one of Boston’s signature towers. JLL’s Property Management team drove a $30 million capital initiative to make the 730,000-square-foot high-rise more attractive, comfortable, cost-efficient and environmentally friendly. Sustainability improvements led to LEED Gold status achieved.

In total, the phased green initiatives have saved TIAA-CREF over $300,000 in just three years, and future savings are expected to reduce total energy and operational costs by over $800,000 annually. The energy-saving features, along with competitive contracts negotiated by JLL, also generated another $273,000 in utility rebates and other concessions. The aesthetic and sustainable improvements to 99 High Street have become a valuable marketing tool, as JLL also serves as the exclusive leasing agent for the property.

These efforts have earned the building numerous honors including Building of the Year by BOMA locally and regionally, Boston Business Journal’s Best Green Practices Award, and IFMA Facilities Management Achievement Award for Best Sustainability Practices.
