Full-floor tenant improvement fit out for The Advisory Board Company

​The Advisory Board Company wanted to update their office space at 2445 M Street. They wanted the latest A/V and IT solutions to promote a more economic and efficient workspace for clients and employees, and to update the space with high-end finishes and furnishings.

The Advisory Board engaged JLL for the tenant improvement fit out project spanning the entire fourth floor—a total of 36,000 square feet—with both design and construction slated for completion within six months. Because the office was occupied during the project, we quickly implemented quite hours and noise-level restrictions to maintain a construction pace that would stay on schedule.

By working collaboratively with the team and through value engineering, we were able to meet aggressive budget requirements to achieve a 10-percent reduction in costs.

Throughout the project, more than $400,000 worth of scope additions were implemented without an increase in project schedule, resulting in a savings of $60,000 over six months.
Working seamlessly with leasing, property management, landlord and internal clients, JLL played a key role in providing a space that has become the new in-house standard for The Advisory Board Company.

The fourth floor was delivered on budget and on time  in December 2011.  The Advisory Board Company now occupies nearly the entire building located at 2445 M Street, Washington, DC.
