Case Study

JLL assists with successful install of fuel cell technology to Nokia’s server room in their Sunnyvale, California R&D Center of Excellence.

​Nokia wanted to use a breakthrough fuel cell technology to supply 100 percent of the power needs for the server room of its leased five-story R&D Center of Excellence in Sunnyvale, California. Executives originally anticipated filling the need with one 200 kilowatt fuel cell; but after further investigation, it was determined that four cells producing a total of 800 kilowatts would be needed. With the addition of an emergency generator, Nokia and the building's landlord were unable to find space for the system. A potential loading dock location had already been deemed insufficient, and an adjacent parking structure was ruled out because of a need for ventilation.

JLL, Nokia's provider of project management services, was challenged to find a way to enable installation of the new system. After analysis, we determined that a second floor roof area—an area not typically considered-- would be ideal for both installation and servicing. Our team designed the area for new fuel cells and installed them.

Thanks to our "finding a way", Nokia is taking advantage of the fuel cell technology, which converts high-pressure natural gas—purchased at a bulk rate by Nokia-- to value-priced electricity. The fuel cells also help condition the "dirty" power. And since the innovative system is considered a test site, Nokia received large rebates from the manufacturer and from the State of California, enabling payback of total costs in less than six years, and 12 percent annual cost savings after that.
