Former camp positioned as master planned development opportunity

​JLL was retained by the Sam Houston Area Council of the Boy Scouts of America to market a 2,083 acre camp in Conroe, Texas (northern suburb of Houston) called Camp Strake. The property had been utilized as a wilderness camp for over 75 years, while the surrounding area experienced significant urbanization, ultimately forcing the Scouts to consider relocating the camp to a more remote location.

JLL helped the client brand the unique development potential of the property and launched a national marketing campaign, appealing to land developers and investors across the country.  After only 60 days of marketing, a Call For Offers generated 12 individual bids. Following a Best and Final bidding round, the Buyer was selected and under contract within 80 days of the initial marketing launch.

The transaction closed in November of 2013. The Buyer, Johnson Development Corp., is planning the development of a master-planned community with commercial and residential applications.  JLL’s deal execution exceeded client expectations in terms of pricing and timing.
