​1300 Dexter in Seattle, WA needed to be repositioned and reintroduced to the market, despite minimal available tenant improvement dollars. When JLL’s leasing team took over the assignment at the end of 2010, occupancy projections were at a dismal 10 percent.

The JLL leasing team launched a deliberate, focused rebranding effort to reintroduce the building and communicate its benefits to both brokers and tenants. Because the leasing team was lightning-fast with responses and scheduling, it helped reinforce the idea that this was an “easy” building to work with, helping raise the building’s profile.

JLL’s broker relationships and targeted marketing brought heavy tour and deal activity to the 1300 Dexter, and in less than 30 months, the JLL leasing team completed 17 leases totaling 80,563 square feet, outpacing leasing of all competing properties. As of May 2013, the building was 98.6 percent leased.
