Sonnenschein, Nath & Rosenthal LLP Law Firm Office Space Expansion Secured

Sonnenschein, Nath & Rosenthal LLP is one of America’s leading law firms. More than 20 years ago Sonnenschein needed space for its first offices in Washington DC. It engaged our firm to provide tenant representation services for that project and since than we have represented this prestigious law firm on every real estate-related manner. Our negotiations have helped Sonnenschein retain expansion rights so, while growing exponentially, it could remain in its highly-coveted, 100 percent-leased 1301 K St. location.

When the initial leased was secured in 1991 it covered 28,000 square feet and allowed for 100 percent expansion over a 10-year period. Today Sonnenschein occupies more than 139,000 square feet and is the dominant tenant. Expansion rights and rights of first offer have enabled Sonnenschein to continually secure adjacent blocks of space and grow in a contiguous manner.

By continually subleasing Sonnenschein’s excess office space, we are able to deliver cost savings and risk mitigation. We stay ahead of the curve by securing space when it becomes available in the building—in some cases before the firm needs it. Our long-standing relationship with Sonnenschein has enabled it to lessen its real estate exposure while expanding its law firm space in a cost-effective and highly efficient way.
