  • Lack of full-floor Class A office options to satisfy all of Vistage's requirements for relocation
  • High relocation costs (heavy IT infrastructure)

Results

  • Convinced existing landlord (American Assets) that relocation was a viable alternative, which caused landlord to offer below market terms
  • Mitigated substantial relocation cost
  • Retained prominent building-top corporate signage
  • Negotiated return of $83,000 security deposit
  • Obtained below-market lease renewal terms
  • 2014 Base Year will result in reduction of operating expense pass-throughs
