O'Melveny & Meyers Secures Law Firm Space that Accommodates Growth

With the rapid growth of its law firm, O’Melveny & Meyers LLP was faced with relocation challenges and needed expert tenant representation services. Finding the right space to accommodate its growth was one issue, the other was a lease obligation will five years remaining. O’Melveny & Meyers turned to Jones Lang LaSalle, a trusted advisor who had represented the firm in a series of successful past transactions.

The challenges were clear and a strategy was set. Find a new office location that would accommodate the law firm’s growth and dispose of 79,000 square feet of current space, both in short order. We surveyed every space in Washington DC—from existing space to proposed projects. After short-listing the options to a list of three, and commencing letter-of-intent negotiations and financial analyses for all three, O’Melveny & Meyers selected 135,000 square feet of space in a marquis building. The new property offers superior location and amenities, and expansion options throughout the 15-year lease. Through persistent negotiations, we were able to recover 78 percent of the law firm’s liability on the previous lease.

Our project management capabilities were then leveraged to manage a $17.5 million interior construction project. We oversaw the project from selecting the general contractor and architect to coordinating move-in and punch-list activities, completing it ahead-of-schedule and under-budget. The interior space was customized to fit the law firm’s diverse needs. Due to the successful outcome of this relocation project, O’Melveny & Meyers LLP engaged us again in 2004 for tenant representation services in a tough, rising market.
