Foley & Lardner LLP Meets Its Growing Law Firm Space Challenges

Foley & Lardner LLP, a growing law firm in Washington DC, was faced with a complex set of office leasing challenges and needed expert tenant representation services. The firm required more office space, better visibility and the option to expand as needed. With its current 120,000-square-foot lease near expiration Foley knew time was of the essence. It also knew it would be no small task to secure marquis space in a highly competitive market, Foley turned Jones Lang LaSalle.

To maximize bargaining power and customization opportunities, we immediately went to work and began the search process well in advance of the lease expiration. Due to this early action, Foley was able to explore new leasing options and secure the location of its choice. It decided to stay in its current offices at Washington Harbour and increase the amount of leased space. On Foley’s behalf we negotiated a below-market-rate rent, a healthy tenant improvement package, more signage and the flexibility to expand its lease as needed.

From the beginning, Foley collaborated with our technical services team and project management group to do a thorough analysis of the building and identify maintenance items or structural issues. By identifying these issues early in the process and addressing them as part of the lease agreement, Foley was able to maximize bargaining power in the lease negotiation to save more money. Our project management experts were brought in to oversee the construction of the new improvements to the space. The end result for Foley was the best of both worlds: the ideal space with a new cost-effective lease that supported its business goals for growth and increased visibility.
