Lowe Campbell Ewald: New Corporate Headquarters

​After 35 years of being located next to their biggest client, Lowe Campbell Ewald needed to reinvent themselves by locating back to their Detroit roots. Their strategic goal was to attract a younger workforce by providing a cutting-edge space in an urban setting.

Customized solution
After a two-year search for the perfect space, LCE selected the vacant Hudson’s warehouse attached to Ford Field in March 2012.

JLL implemented an RFP process to select  an architectural engineering service. A large local architectural firm known for designing cutting-edge workplaces was selected.

To meet the compressed scheduled demands, JLL lead concurrent design engineering, pre-construction processes, followed by an intensive value engineering sessions. 

About half way through the project top leadership left the agency. This required JLL to immediately communicate the program and progress to the new leadership and quickly implement their requested changes.

With the challenges presented JLL was able to satisfy budget and schedule requirements.

While sustainability design principals were a primary objective of the agency, this project did not pursue LEED certification. Had the client wanted to apply, a LEED-Silver certification would have been achieved.

Results

  • This project was delivered according to budget and revised schedule.
  • The employee satisfaction levels are extremely high and the agency has successfully utilized the space as a sales tool to win new clients. 
  • Through the SYNERGY Program, JLL was able to save LCE $200,000 in professional architectural fees, while getting the program back on schedule.
  • Other documented savings achieved through change order management and value engineering are $5.4 million. This is a savings equal to 22 X our fee for this project.
