Background CSA Travel Protection provides customized travel insurance, related products and comprehensive administrator services to the traveling public as well its business partners. A JLL client since 2007, CSA retained JLL for a third transaction in 2012, to relocate its San Diego headquarters.
Challenge 4181 Ruffin Rd was an older manufacturing space that had been converted to a multi-tenant office building. The location met CSA’s prerequisite for relocating within the Kearny Mesa vicinity and the landlord was in a position to offer a reasonable TI allowance to renovate common areas, exterior and landscaping. As a high-occupancy operations center, significant server, mechanical and electric loads challenged the engineers and subcontractors to be creative in utilizing older systems.
Results Jill’s Project and Development Services was retained early in the relocation process to assemble the architect, general contractor and mechanical engineering subcontractor team through a bid process and continued managing the build, budget and timeline through occupancy. JLL orchestrated an on-time delivery for CSA’s 43,689 SF with a $60,000 build savings.
CSA realized significant lease cost savings with the new space, while the tenant improvements actually increased workplace quality of life for its employees.
