Equitable Building: Creating a bidding environment in a quiet market

The owner of The Equitable Building, an aging landmark in downtown St. Louis, was ready to exit the market, but wanted to achieve maximum value. Rental rates in the CBD are historically flat and annual absorption does not attract institutional or value-add investors for this type of building.

An aggressive program of understanding local market dynamics and the creation of several value-enhancing strategies prior to taking the product to the market allowed our team to create a vision of strong potential upside in the value of this building.

A targeted approach to specific value-add and opportunistic investors was undertaken and increased interest in the project was generated that led to multiple tours and an atmosphere of energy and competitiveness.

The building was sold through a three-phase bid process. After each phase, we facilitated increased bids for the asset by capitalizing on the keen interest for the upside potential of the building.
