Lab leased to 85 percent occupancy, pre-completion, in eight months

​Skanska USA Commercial Development, Inc. was constructing a $70 million spec lab and office building with no tenant commitments—in a non-traditional lab location in Cambridge, Mass. The three-floor building features approximately 123,000 square feet of highly sustainable lab and office space and is pre-certified for LEED® Gold. JLL was engaged as the development’s exclusive leasing agent.

JLL’s in-house marketing team launched a marketing campaign that included brand identity development, printed collateral, a website, an iPad app, public relations, a video and events. The efforts attracted Foundation Medicine Inc. and Bluebird Bio, two rising stars of the local biotech community, who filled 85 percent of the building.

JLL executed these results within just eight months of the project’s delivery, and Skanska was delighted. 

“The team created a great brand identity and logo in-house, which was then spread across a wide spectrum of marketing media,” said Mark McGowan, Development Manager, Skanska USA Commercial Development, Inc. “The result was a successful introduction of our vision for this project to the Cambridge market and life science community, which in turn ultimately drove our recent leasing success.”
