Alpharetta office building achieves LEED Platinum certification

​Stonebridge III—a 161,741 square foot office building located in Alpharetta, Ga.—was completed in 2008, earning LEED Silver (Core and Shell) certification. The anchor tenant subsequently constructed more than 140,000 square feet of LEED Silver and Gold office space, elevating the property’s sustainability status.
In 2010 the JLL’s Atlanta Property Management team accepted a new “sustainability challenge” from the building owner—help the suburban building achieve LEED Platinum status. To best understand requirements and the solutions needed, six JLL team members started training and achieved LEED Green Associate credentialing or higher.

The Property Management “green team” immediately set to work, parlaying their knowledge into improving the building’s energy and water efficiency. The property underwent a lighting retrofit in the parking garage and building stairwells with a simple payback period of less than two years.

In addition, the owner challenged its HVAC controls vendor to extract more efficiency from the building system operations, and implemented strategies including a static pressure and supply air temperature reset.  

Although the property is irrigated with non-potable water from an on-site, stormwater-fed lake, a comprehensive retrofit—recommended by the landscaping contractor—provided an additional 40 percent in water savings. JLL’s green team also instituted day cleaning, integrated pest management and other initiatives gleaned from their education.

To address accessibility issues for new and prospective tenants—since Alpharetta is served sparingly by bus service and the nearest rail station is approximately ten 10 miles to the south—JLL partnered with the owner to start a shuttle service with seed money from the tenant.

With assistance from the Clean Air Campaign (a local transit advocacy group), tenants increasingly used the service, which now serves the entire 1.5-million-square foot Sanctuary Park office complex. In fact, increased shuttle ridership and accessibility directly contributed to significant points for Stonebridge III’s LEED recertification efforts. The shuttle is also a major differentiator for the property and helped land major new leases for other buildings in the Park.

Stonebridge III achieved LEED Platinum certification in June 2013, but improvements won’t stop here. Our innovative Property Management “green team” is already working toward additional recertification.
