Secured 33% Cost Reduction Through Rental, Tax, Building Improvement Savings

In early 2010, the expiration date for TTI – North Canton DC Renewal’s current lease at 4211 Shuffel Drive was quickly approaching. The business decided to enter into negotiations with its landlord to alter the current lease agreement, seeking cost savings as well as space renovations, such as lighting updates and new restroom facilities.

Following client and landlord discussions, and a thorough audit of TTI’s current rent operation expenses, taxes, insurance and utility costs, JLL secured a favorable renewal deal.

Strategic negotiations reduced TTI’s tax obligation by 40%, resulting in savings of $265,000 per year, as well as rental savings of $210,000 annually. Additionally, the necessary building improvements were granted by the landlord, saving TTI $350,000 in cost avoidance.

Through combined building improvements, tax savings and rental savings, JLL reduced TTI’s costs by 33%, all within the span of 15 months.
