Case Study

Masonite International Corporation

Tenant Representation

  • Masonite, a leading manufacturer of doors, was operating out of a production and distribution facility that lacked the capacity or operational efficiencies to support the company’s business growth.
  • The company required a modern, efficient building with more dock doors, greater trailer storage capability and higher ceiling clear heights for improved product racking. Additionally, Masonite had set specific economic parameters that had to be met in order to justify a move.
  • We prepared a detailed evaluation of available properties for lease and analyzed key costs that would impact the company’s decision, including the costs associated with transportation, labor and new material handling equipment, as well as the cost of the move itself.

  • After studying suitable space options and ancillary moving costs, we identified a facility in Lawrenceville, Ga., that offered greater capacity and improved operational efficiencies. Masonite leased 220,000 square feet in a state-of-the-art 4000,000-square-foot distribution facility.
  • Masonite moved into upgraded space and purchased a new pallet racking system without exceeding its existing budget.
