Situation/Process

  • With a growing client base, EMBARQ Logistics needed to look into expanding its distribution space, but this supply chain integrator wanted a deal that would offer the flexibility to cut back its space in the event that the company’s telecommunication clients experienced a business downturn.
  • We contacted EMBARQ’s landlord to explore the possibility of expanding in the company’s current facility with the option to downsize. Next, we prepared a comprehensive evaluation of all competing available properties for lease within a five-mile radius.
  • A cost analysis was conducted to evaluate some of the key factors that would impact the company’s decision, including the cost of moving, transportation savings and labor savings.

Results

  • In negotiating a new lease at the company’s existing distribution facility in Suwanee, Ga., we enabled the company to expand its space from 300,000 square feet to 400,000 square feet.
  • We reduced EMBARQ’s rental rate and provided the company the flexibility to adjust its footprint in the future. In addition, EMBARQ was able to avoid the $300,000 cost of moving to an alternative facility.
