Favorable lease terms meets Kiewit’s immediate and future growth

Kiewit Power Constructors is an integrated engineering, procurement, and construction provider to the North American power industry.

Kiewit Power Constructors selected JLL to secure a new regional 150,000 square feet headquarters. Responsibilities included financial analysis of a lease vs. ownership strategy incorporating alternatives in both Missouri and Kansas. After factoring in available state and local incentives, the decision was made to pursue lease opportunities within Kansas.

After careful analysis of existing buildings, it was determined to pursue build-to-suit alternatives amongst regional and national developers in order to create leverage and reduce the overall effective lease terms. The resulting project is a new build-to-suit facility in Lenexa, Kansas with significant tax abatement and the ability for Kiewit to purchase the building and complete a sale/leaseback transaction as dictated by market conditions.

The end result is favorable lease terms within a complex designed to meet Kiewit’s immediate and future growth.
