1101 New York Ave: Raising the bar for the trophy market

1101 New York Avenue, Washington, DC

Client:  Louis Dreyfus Property Group
Services:  Agency Leasing

In early 2004, the Louis Dreyfus Property Group hired the DC Agency Leasing team to market and lease this 393,000 r.s.f. trophy development located in an emerging market.  Within six months, Jones Lang LaSalle completed the first lease for approximately 33%, and just 12 months later we brought it to 65% pre-leased.  By December 2006, upon the base building delivery, the leasing team successfully pre-leased 75% of the building and fetched the highest rents in the city.  The leasing team not only exceeded the client’s expectations but also continues to raise the bar for trophy rents in downtown DC.
